TIAA Global Capabilities Leases 255,713 Square Feet In Pune
The lease is set at Rs 92 per square foot per month, implying an initial monthly rent of about Rs 2.35 crore (Rs 23.5 million; Rs 23.5 mn), with a 15 per cent escalation every three years and a security deposit of Rs 14.11 crore (Rs 141.1 million; Rs 141.1 mn). The space will be taken in two tranches, with 187,996 square feet across floors five to seven to be occupied from December 2026 and 67,717 square feet on the eighth floor from June 2027. The arrangement allows phased occupation to match operational scaling.
TIAA Global Capabilities, established in 2016 as TIAA's Global Capability Centre in India, supports the parent firm's technology, operations and business-facing functions. The organisation already has offices in Mumbai and Pune housing 3,500 associates and delivers technology, operations and shared services to TIAA's businesses. The company has indicated that the additional Pune space will enable consolidation of teams and support capabilities across artificial intelligence, data and analytics, risk management and client experience as operations evolve.
Market context underlines the significance of the lease, with Pune recording a half-yearly gross office space absorption of 6.4 million square feet (6.4 mn) in the first half of calendar year 2026, up 56 per cent year-on-year, according to Savills India. The city has become India's second-largest office market after Bengaluru, with leasing led by IT-BPM, flexible workspaces and engineering and manufacturing replacing banking, financial services and insurance among the top demand drivers. The deal underscores sustained demand for large-format office space in Pune as companies expand delivery capabilities.
