Yeida Bans Construction Within 20km of Noida Airport Site

The Yamuna Expressway Industrial Development Authority (Yeida) on Saturday approved a proposal to revise building bylaws to prohibit construction within a 20 km radius of the Noida International Airport site.
Yeida will also ensure that building plans are not approved within this zone if they do not comply with the guidelines set by the Airport Authority of India (AAI).
“The board has decided to implement AAI norms regarding the airport territory to ensure a clear flight path for operations. The airport authority has released a colour-coded zoning map that will be adopted by the authority after discussions,” said RK Singh, Chief Executive Officer of Yeida.
The authority is planning to engage an expert consultant to conduct a survey of the 20 km area around the airport. The consultant will study factors such as floor area ratio, permitted building height and other relevant parameters, and submit a report to Yeida.
This decision was taken during a board meeting held at the sector Omega I office on Saturday, chaired by senior IAS officer Alok Kumar. Yeida’s CEO, officer on special duty Shailendra Bhatia, and other officials were present.
Based on the consultant’s report, Yeida will amend the Building Bylaws-2010 to incorporate restrictions and approve building plans within the designated zone. The AAI has already submitted its colour-coded zoning map for reference.
Earlier in July, the Noida International Airport Limited (NIAL) and the Gautam Budh Nagar district administration had banned construction within a 10 km radius of the airport. The area of restriction has now been expanded following recommendations by the AAI.
The revised bylaws will require all plot allottees to submit applications aligned with the zoning guidelines. “The Noida airport is at a height of 200 metres above sea level and plot allottees cannot begin construction without approval of their building plans according to the norms,” Yeida said.
“The AAI’s zoning colour code defines the types of structures permitted within a 20 km radius of the airport. We will revise our building bylaws accordingly. Plot allottees must submit an application, and the authority will evaluate and approve the building map. Once approved, construction for residential or other purposes can proceed. However, if a developer plans to construct a building taller than 15 metres, they must seek a no-objection certificate from the AAI and subsequently obtain approval from us,” said Shailendra Bhatia, officer on special duty at Yeida.
