Prestige to Build Rs 2 Billion Flyover in Bengaluru Tech Hub
Prestige Group is set to construct a 1.5-kilometre elevated road linking its upcoming tech park in Bellandur directly to Bengaluru’s Outer Ring Road (ORR), following approval from the Bruhat Bengaluru Mahanagara Palike (BBMP), the city’s civic body. The Rs 2 billion project will run adjacent to a public road and along a stormwater drain, as reported by Deccan Herald.
In return for permission to build on public land, Prestige has agreed to widen the congested Kariyammana Agrahara Road and fully fund the flyover using internal resources. The tech park, Prestige Beta, is being developed over 70 acres and is expected to accommodate over 5,000 employees once operational.
The company initially submitted its flyover proposal to BBMP in August 2022, revising it in late 2023 due to severe traffic congestion on access routes including Old Airport Road via Yemalur and Kariyammana Agrahara Road. Though building approval for the tech park was granted in September 2023, flyover clearance was delayed and only received in April 2025, reportedly after discussions involving Deputy Chief Minister D K Shivakumar.
As part of the agreement, BBMP mandated that the flyover must be accessible to the general public and not restricted to Prestige employees. Prestige will also be eligible for Transferable Development Rights (TDRs) for land surrendered for road expansion, subject to legal compliance.
Additionally, Prestige will finance a new 40-foot-wide connector road, reducing the commute to Sakra Hospital Road by approximately 2.5 km. According to the Technical Director of Bengaluru Smart Infrastructure Ltd, the project represents a model of public-private collaboration aimed at addressing infrastructure bottlenecks in the city’s key growth corridors.
