The Ghaziabad Development Authority (GDA) board has given its go-ahead for developing transit-oriented development (TOD) zones along the Regional Rapid Transport System (RRTS) corridor. At the same time, it has scrapped the Vaishali to Mohan Nagar ropeway project.

At its meeting in Meerut last week, the board decided to declare up to 1.5 km on both sides of the rapid rail alignment as TOD zones, which would boost the real estate sector, and incorporate this into the city’s Master Plan-2031.

“The GDA board has passed the proposal on TOD around the seven RRTS stations. The board has instructed the GDA to invite objections or suggestions from the public before including the same in the Master Plan-2031,” said Brijesh Kumar, secretary, GDA. In September this year, the Uttar Pradesh government came up with the TOD policy. The incorporation of the TOD zone will result in higher floor area ratio (FAR), which will be increased between 33% and 50% of the base FAR of 1.5.

“In Ghaziabad, areas like Guldhar, Duhai, Muradnagar and Modinagar, where the land use is mostly agricultural, stand to gain. It will be changed to mixed, residential and commercial, which will give a boost to the real estate sector in the areas,” said an official from the GDA.
