DHL Supply Chain India Pvt Ltd has leased 417,000 sq ft of warehouse space in Bhiwandi, near Mumbai, for over Rs320 million, according to property registration documents accessed by CRE Matrix.

The facility, located in One Samruddhi Park in Bhiwandi near the starting point of the 700-km Mumbai–Nagpur Samruddhi Expressway, is owned by Merriment Properties Pvt Ltd. DHL will pay a starting monthly rent of Rs9.19 million, along with a security deposit of Rs27.6 million, the documents show. The agreement values the starting rent at Rs22 per sq ft, with a 36-month lease from October 2025 to September 2028. October will serve as a rent-free month, with rentals beginning in November 2025.

The transaction carries a nine-month lock-in period, and the lease was registered on 7 November 2025. Stamp duty of more than Rs904,000 and a registration fee of Rs500 were paid for the deal.

In September 2025, Zomato Hyperpure Pvt Ltd — the B2B supply arm of Zomato — leased 553,000 sq ft of warehouse space in Bhiwandi for about Rs17 million per month, according to CRE Matrix. The warehouse, leased from Zuijin Developers Pvt Ltd, is to be handed over from 1 September 2025, followed by a 150-day rent-free fit-out period for operational setup.

Bhiwandi sits at the starting point of the 701-km Samruddhi Mahamarg. The Maharashtra government has identified 24 development nodes along the corridor covering agri-processing, industrial estates, tourism and skills hubs. Logistics and warehousing clusters are planned in cities including Nashik, Aurangabad and Bhiwandi to spur investment and job creation, particularly in underdeveloped districts such as Wardha, Washim and Jalna.
