Welspun One to Build Rs 5.50 Bn Talegaon Logistics Park on 46 Acre

Welspun One has expanded its Maharashtra portfolio with the allotment of a 46-acre, MIDC-notified land parcel in Talegaon MIDC Phase IV, Pune, where it plans to develop a Grade-A logistics park covering nearly 1.2 million sq ft. The project represents an investment of about Rs 5.50 billion and marks the company’s entry into one of India’s most active logistics micro-markets.
Envisioned as a premium first-mile logistics asset, the development is positioned to streamline movement of goods from manufacturing units to distribution hubs. The site lies within the Talegaon–Chakan industrial belt, an established hub driven by strong demand from warehousing and industrial occupiers seeking compliant, scalable and well-connected infrastructure.
The parcel offers close to 375 metres of frontage on a proposed 45-metre MIDC arterial road and three-side access within the layout, enhancing internal movement and routing options. Its proximity to major transport links—10 km from the upcoming Pune Ring Road and 11 km from the Mumbai–Pune Expressway—provides seamless connectivity to Pune, Mumbai, Nashik and western Maharashtra. The location is also minutes away from the Talegaon manufacturing zone, supporting near-plant inventory and just-in-time operations.
Pune’s warehousing market has shown steady growth, recording about 7.4 million sq ft of leasing in 2025 YTD, a rise of nearly 10 per cent over the previous year. The Talegaon–Chakan corridor accounted for roughly 70 per cent of this activity.
The upcoming park will feature four buildings ranging from 1 lakh sq ft to 3.5 lakh sq ft, offering flexibility for occupiers across sectors such as 3PL, e-commerce, FMCG, automotive, engineering and manufacturing. A key highlight is the planned 19-metre clear height—well above typical industry benchmarks—which will support high-bay racking, automated storage systems and improved pallet density. The land is already provisioned with essential infrastructure including roads, water and power.

The Talegaon project builds on Welspun One’s recent expansions in Hoskote and Devanahalli in Bengaluru, along with its partnership with The World Trade Center for projects in Nhava Sheva and Thane. With a development pipeline of about 19 million sq. ft. and assets under management of nearly ₹10,000 crore, the company continues to pursue data-driven, sustainable growth across India’s logistics network.
