LML Realty has expanded its Built-to-Suit Factory solution with a Built-to-Lease model aimed at supporting industrial expansion among MSMEs. The offering provides manufacturers with fully operational facilities, including land, starting at Rs 25 per sq ft per month.

Delivered through its construction division, LML Contracts, the solution covers land acquisition, design, civil and structural construction, MEP services and statutory approvals under a single contract. The company offers a 180-day handover timeline.

The model is designed to reduce upfront capital requirements and simplify the fragmented process of coordinating land, construction and regulatory compliance. Manufacturers can also choose to own the land and facility outright.

The facilities can be customised for sectors including automotive, pharmaceuticals, food processing, warehousing, chemicals, textiles, FMCG and data centres. The standard package covers factory structures, roofing, MEP and concrete flooring, while specialised configurations can incorporate heavy-duty industrial structures, GMP-compliant cleanrooms and crane provisions.

The factories will be developed within the 45-acre LML Industrial Park at Jhirka Valley in Delhi NCR. The PADMA-approved industrial park is backed by the Haryana government, with eligible manufacturers able to access state incentives of up to Rs 30 million, including capex support, interest subsidies and export grants under the PADMA Cluster Infrastructure Development Scheme.

Located on NH-248A along the Delhi-Mumbai Expressway, the park is around 75 minutes from Gurugram and Faridabad. Infrastructure includes 18-metre RCC internal roads, surveillance systems, staff quarters, an STP, CETP and rainwater harvesting facilities.
