Mumbai Luxury Housing Sales Hit Rs 185.12 bn In H1 CY26

A joint report by India Sotheby's International Realty and CRE Matrix found that Mumbai's luxury residential market recorded a half-yearly transaction value of Rs 18,512 crore, about Rs 185.12 billion (bn), in the first half of calendar year 2026. Homes priced at Rs 10 crore and above, roughly Rs 100 million (mn), accounted for a year-on-year value rise of 12 per cent from Rs 16,518 crore. The result represented the highest half-yearly sales value on record.

The report identified 957 luxury home transactions in the six-month period, a 26 per cent increase year-on-year. Over the trailing 12 months about 1,699 luxury units were sold across primary and secondary markets, producing a record 12-month transaction value of nearly Rs 34,000 crore, about Rs 340 bn.

The Rs 20-40 crore price bracket was a primary growth driver, rising from 66 units in H1 CY23 to 156 units in H1 CY26, equivalent to Rs 200-400 million (mn). Homes measuring 2,000 to 4,000 sq ft accounted for 58 per cent of primary market sales. The top 10 localities generated nearly 80 per cent of total primary luxury sales value, led by Worli with Rs 4,493 crore, about Rs 44.93 bn. Luxury resale transactions totalled Rs 4,840 crore, about Rs 48.4 bn, while average luxury prices eased four per cent to approximately Rs 72,270 per sq ft.

Senior executives said the period set a new benchmark for the city and that combined performance with the previous half produced the strongest 12-month results on record. Demographic data showed buyers aged 35 to 55 years accounted for 58 per cent of purchases in H1 2026, while buyers above 65 years contributed 12 per cent of transactions. The firms indicated the market outlook was for cautious, end-user driven growth.
