North Goa Premium Housing Prices Fall Four to Six Per Cent First Half 2026

Real estate consultant Savills India reported that prices of premium residential properties in North Goa softened by four to six per cent year on year in the first half of 2026, marking a modest correction after sharp rises in recent years. The moderation reflected a market recalibration following previous strong demand from second-home buyers, high net worth individuals and investors that had driven capital values to elevated levels. Observers characterised the change as part of a normal correction after a sustained upcycle, with market participants recalibrating expectations.

Savills said capital values across micromarkets eased during January to June 2026 as developers and sellers adjusted to changed demand and supply dynamics. The consultant attributed the correction in part to a large inventory of unsold plots in the 250-350 square metre category, which has prompted many developers to adopt more flexible pricing strategies to accelerate sales. Such strategies have included price reductions, flexible payment plans and targeted promotions in order to attract buyers.

The firm noted that residential demand continued to expand beyond established coastal hubs into emerging locations such as Moira and Nerul, driven by buyers seeking lower density living and larger plots at relatively affordable prices. This shift has redistributed buyer interest and encouraged some developers to target peripheral micromarkets to offload stock. Developers in peripheral areas have adjusted product mixes to offer larger plot sizes and lower density layouts demanded by these buyers.

Market observers characterised the movement as a normalisation rather than a structural decline and said local demand drivers remain intact, although transaction activity may take time to absorb the excess supply. Savills indicated that future pricing and absorption will depend on the pace of new launches and developers' ability to calibrate offerings to buyer preferences. Stakeholders will watch sales velocity and inventory absorption closely as indicators of market stability in the coming months.
