Welspun One to Develop Rs 5.50 Bn Grade-A Logistics Park in Talegaon

Welspun One, India’s leading warehousing and industrial real estate platform, has expanded its footprint in Maharashtra with the allotment of a 46-acre MIDC-notified land parcel in Talegaon MIDC Phase IV, Pune. The company plans to develop a Grade-A logistics park spanning approximately 1.2 million sq ft, with an estimated investment of around Rs 5.50 bilion, marking its entry into one of India’s most promising logistics micro-markets.
Positioned as a premium first-mile logistics asset, the upcoming park is designed to enable efficient movement of goods from manufacturing hubs to fulfilment and distribution networks. Strategically located in the Talegaon–Chakan belt, the site lies at the centre of a high-demand industrial and warehousing corridor that continues to attract occupiers seeking scalable, compliant and well-connected infrastructure.
The land parcel offers around 375 metres of frontage along a proposed 45-metre-wide MIDC arterial road and benefits from three-side access roads within the MIDC layout, enabling superior internal mobility. It is located about 10 km from the upcoming Pune Ring Road and 11 km from the Mumbai–Pune Expressway, ensuring seamless connectivity to Pune, Mumbai, Nashik and western Maharashtra. Proximity to the Talegaon manufacturing zone further enhances its appeal for manufacturers supporting just-in-time operations.
Welspun One’s masterplan includes four buildings ranging from about 1 lakh sq ft to 3.5 lakh sq ft, catering to sectors such as 3PL, e-commerce, FMCG, automotive, engineering and manufacturing. A key differentiator is the planned 19-metre clear height, enabling high-bay racking, automation and improved throughput efficiency. The site is development-ready, with roads, power and water infrastructure already in place.

The acquisition follows Welspun One’s recent transactions in Bengaluru and partnerships in Mumbai and Thane, reinforcing its pan-India growth strategy.
