Kerzner International Eyes First India Deal in 2027

Kerzner International is targeting India for its global expansion and aims to sign an agreement for its first Indian property in 2027. Chief executive Philippe Zuber said the company had evaluated the market for several years while seeking suitable locations and partners for its existing brands.

The group is exploring opportunities for SIRO, its fitness and wellness-focused hospitality brand, and rare finds, which is centred on distinctive destinations and immersive local experiences. Kerzner operates four brands—Atlantis, One&Only, SIRO and rare finds—across luxury resorts, ultra-luxury retreats, wellness-led hotels and experience-focused properties.

Zuber said Kerzner had held discussions with owners whose projects were in the early stages of development, but no specific location had been selected. He indicated that an agreement signed in 2027 would be followed by the construction and development of the property, meaning no opening date has been announced.

SIRO could suit major urban centres and business districts such as Mumbai, Delhi and Chennai, where consumer interest in health and longevity is increasing. Rare finds is intended for assets with strong connections to local history, natural surroundings and authentic experiences, particularly in destinations away from busy cities. The model would also enable existing owners to use Kerzner’s global platform and hospitality expertise.

Indian travellers are already important customers across Kerzner’s international portfolio, including destinations in Africa, Greece and Mauritius. Zuber said demand from Indian families was supporting interest in private residences and larger villas suitable for multi-generational holidays. He added that luxury consumers were increasingly prioritising personalised experiences, wellness, longevity, retail and food and beverage.

Kerzner’s Dubai business was hit sharply during the initial phase of the West Asia conflict, but demand has since recovered, although it remains below 2025 levels. The company attributed the recovery partly to Dubai’s tourism infrastructure, government initiatives, new experiences and continued demand from Indian travellers, including Indians living overseas.
