GMRL Seeks Land And TOD Revenue To Fund Gurugram Metro Project

Gurugram Metro Rail Ltd (GMRL) plans to secure parcels of land along the Millennium City Centre–Cyber Hub corridor for commercial development and to claim a share of transit oriented development (TOD) proceeds, aiming to strengthen the scheme’s long term finances.

A senior official said GMRL has not yet been allotted any land for property ventures, but will ask the Haryana government to earmark suitable plots beside the alignment. Income from retail, offices and mixed use projects would supplement farebox receipts and bolster viability. GMRL will also request a portion of the uplift in land values generated by improved connectivity.

In March, the corporation met real estate developers and advisers to gauge how best to tap alternative revenues—station retail, naming rights, advertising and land value capture—drawing lessons from existing TOD projects in the city.

GMRL, a state special purpose vehicle, is delivering the Rs 54.52 billion Gurugram metro extension: a 28.5 kilometre elevated line with 27 stations linking Millennium City Centre and Cyber Hub.
