Aptly combining ‘land’ and ‘deed’, Landeed is using AI to simplify property transactions. With 8 million downloads and coverage across 25 states and two Union Territories, Founder Sanjay Mandava explains how the platform is transforming land acquisition and title due diligence.Landeed began with property records. What drove its evolution into property intelligence?Retrieval was always the first step. I look at every market through three phases: making an asset accessible, transparent and then transactable. Property documentation in India is not easily retrievable or legible. I never looked at documents in isolation, but as representations of the property itself. Once we understood the documentation architecture, we started entering into transactions. Any property-related decision, instead of taking days, should be possible in 10 minutes, an hour or a single day. Our platform also enables users to retrieve government records and examine previous transaction details. We want to make property legible, open to queries and computable, ultimately making transactions and financing easier. How does Terra help developers evaluate large land parcels? We work with developers including Prestige and Embassy, with Embassy using our AI product. Imagine evaluating a 50-acre parcel with five or six owners and around 100 survey numbers. Traditionally, researching these records involves accessing multiple government portals. With Terra, developers can paste the survey numbers and retrieve the records together. What might take two days for preliminary analysis becomes much faster. If 10 acre are government or assigned land, developers can identify that before commissioning detailed legal due diligence. Land is a developer's raw material. Being able to evaluate 100 opportunities and make quicker selections saves considerable time and money. We are not replacing lawyers; we augment existing legal, land acquisition and liaison teams. How does Landeed address gaps in government records and title verification?Provenance matters; where the information or documentation originates. I can only provide what the Government has recorded. I cannot manufacture what doesn't exist. Our inhouse lawyers can examine those records, identify rectifications and suggest remedial measures to enable development. We can translate government information and explain what it means, but we cannot invalidate government records.Where does human legal judgement remain essential in AI-powered due diligence?Great lawyers are valued for the questions they ask rather than the answers they give. AI is only as good as your line of inquiry. Many title disputes arise because of questions that were never asked. Property transactions involve significant stakes, so human sign-off remains important. Even with my own AI product, I would not rely solely on it to purchase property.Terra helps users make better decisions faster. That is where its value lies. What changes could improve land financing and transaction transparency?India permits project financing, but financing land acquisition remains restricted. This influences how large land purchases are funded and creates complications in transactions.I believe rationalising guideline values and reducing stamp and registration duties, while increasing property taxes, could encourage more transparent transactions and provide governments with predictable revenue. Real estate has traditionally been a who-you-know market rather than a what-you-know market. This creates high barriers to entry for younger developers. Building should become a predictable, sequential checklist of rules. Making approvals legible, simple and quick would encourage competition and help make housing more affordable. How is Landeed developing its AI capabilities and what is your five-year vision?Much of our focus is on AI, particularly developing models that can read Indian documents accurately and understand Indian languages and title-related terminology. Five years from now, I want Landeed's blue tick to give buyers the confidence to transact without spending months on due diligence. They should be able to obtain financing quickly and move into their homes sooner. Everything we do comes back to trust. As we scale, maintaining the quality of service our customers expect remains central to that mission.
