Ashiana Housing to Invest Rs. 10 bn in FY27 Land Acquisition
The real estate developer is seeking land for regular group housing and senior living projects in Delhi-NCR, Rajasthan, Maharashtra and Tamil Nadu. Acquisitions will be made through outright purchases as well as joint development arrangements with landowners.
The company expects sales bookings in FY27 to remain broadly similar to the previous fiscal, when pre-sales exceeded Rs. 24 bn. In the first quarter, sales bookings stood at Rs. 3.58 bn, compared with Rs. 4.31 bn in the year-ago period.
Between April and June, Ashiana Housing acquired 28.55 acres in Pune through an outright purchase. The site, intended for a senior living project, is the company’s largest land deal of its kind and will have a saleable area of 2 mn sq ft, with potential revenue of Rs. 18 bn.
Gupta said an ageing population was supporting the senior living segment, while the wider industry needed faster approvals, lower-cost capital and more land for development. He identified delays in building plan approvals, registrations under the Real Estate (Regulation and Development) Act (RERA), and other compliance processes as factors affecting housing affordability.
He also highlighted the need to rationalise taxes, noting that the absence of input tax credits on goods and services tax increased costs. A shortage of skilled contractors and workers was making construction more expensive, while more predictable regulations and improved ease of doing business could attract capital and increase the supply of affordable homes. Gupta also said excessive use of land for plotted development limited the efficient deployment of land resources.
