National Developers Raise NCR Housing Supply Share

National developers have increased their share of new residential supply in the National Capital Region from 3 per cent in 2022 to over 13 per cent by 2025, according to ANAROCK Research.

In 2022, national players launched less than 700 units out of nearly 25,355 units in NCR. By 2025, they accounted for around 8,100 units out of approximately 61,775 units launched across the region.

Between 2022 and the first quarter of 2026, national developers launched more than 15,130 units across 30 residential projects in Delhi-NCR. Godrej Properties led with a 47 per cent share, followed by Prestige Estates at 27 per cent and Sobha at 10 per cent.

Gurugram accounted for the highest share of supply by national developers at 47 per cent, followed by Ghaziabad at 27 per cent, Noida at 13 per cent and Greater Noida at 12 per cent. The growth reflects rising demand for branded homes, premium housing and improved execution standards, supported by infrastructure projects such as Dwarka Expressway, Noida International Airport, Delhi-Mumbai Expressway, RRTS and metro expansions.
