Windsor Realty Buys Santacruz Offices for Rs 2.83 Billion

Mumbai-based Windsor Realty has completed an office acquisition worth Rs 2.83 billion in Santacruz, close to the Bandra-Kurla Complex (BKC), as part of a move to consolidate ownership under a single entity. The transaction involved nine office units with a combined carpet area of 42,340 sq ft and was executed through an internal arrangement among three parties, according to property documents.

The deal included the purchase of six commercial units from corporate sellers, including Prism Johnson Ltd, along with three additional units acquired from the developer’s partner. The offices are located in Windsor, a commercial building in the Kalina area of Santacruz, and are spread across the seventh and eighth floors. The transaction, which also comprised 25 car parking spaces, was registered on December 19, 2025.

Together, the nine units account for a total carpet area of 42,340 sq ft. The transaction attracted stamp duty of over Rs 170 million and registration charges of around Rs 0.12 million, as per the documents.

Prism Johnson Ltd accounted for the largest portion of the deal, selling an office unit with a carpet area of 25,984 sq ft for nearly Rs 1.66 billion. A regulatory filing by the company showed that its board of directors had approved the sale of the office unit held in its name on December 18, 2025.
