Arnya Partners Casagrand To Set Up Rs 7.5 Billion Fund

Arnya has partnered with Casagrand to establish a Rs seven point five billion (bn) real estate fund focused on development and investment across India. The vehicle will bring together the sponsor expertise of both firms to mobilise capital for projects spanning residential and commercial assets. The partners positioned the fund as a platform to scale opportunities and to provide structured capital solutions to developers and investors.

The fund size reflects the sponsors' intent to target mid market and higher quality developments while maintaining disciplined underwriting standards. It will seek commitments from institutional investors and family offices alongside co investment from the promoters. Management will oversee asset selection, development oversight and exit planning with an emphasis on delivery timelines and cost controls.

Arnya and Casagrand view the Indian real estate sector as offering selective opportunities amid urbanisation and a gradual recovery in demand for housing and flexible commercial space. The partnership will aim to capitalise on persistent housing shortages in key urban centres and on demand for professionally developed office and mixed use projects. The fund structure is expected to provide alignment of interest through sponsor commitments and performance linked returns.

Governance arrangements will include investment committees and third party advisors to support due diligence, risk management and compliance. The sponsors indicated an intent to incorporate sustainability measures and quality controls across development cycles to enhance long term asset value. The fund is intended to deliver risk adjusted returns for investors while enabling developers to realise projects with structured capital and professional oversight.

The collaboration is designed to leverage the development experience of both partners and to provide investors with access to curated real estate exposure across asset classes and cities. Sponsors will engage with local authorities and contractors to streamline approvals and delivery where feasible. The arrangement aims to support sustainable urban development while generating returns over the investment cycle.
