Arvind SmartSpaces Adds New High-Rise Residential Project in Bengaluru

Arvind SmartSpaces has acquired a new residential high-rise project on Sarjapur Road in Bengaluru through a joint development arrangement. The project has an estimated saleable area of nearly 360,000 square feet and a top-line potential of Rs. 4.7 bn, including the development partner’s share.

The project extends the company’s existing Arvind Sylva development on Sarjapur Road. The southeastern Bengaluru neighbourhood is close to the Outer Ring Road information technology hub, a major technology company’s new campus and a proposed metro station. Hospitals, educational institutions and recreational facilities are also located nearby.

The addition will be Arvind SmartSpaces’ 11th high-rise project in Bengaluru. The company entered the city’s market in 2013 and has since added 16 projects across the city, with eight already delivered and eight at various stages of development.

The company said Bengaluru remained a key growth market and that the new project would strengthen its vertical development portfolio in the city. With the acquisition, its cumulative new business development top-line potential for FY27 stands at approximately Rs. 31 bn, covering its operations in Gujarat, Bengaluru and the Mumbai Metropolitan Region.

Ahmedabad-based Arvind SmartSpaces has around 100.1 mn square feet of projects across India, with developments in Ahmedabad, Gandhinagar, Bengaluru, the Mumbai Metropolitan Region and Pune. Its consolidated net profit rose to Rs. 990.1 mn in the quarter ended June 2026, from Rs. 111.8 mn in the quarter ended June 2025. Sales increased 212.14 per cent to Rs. 3.18 bn in Q1 FY27 from the year-earlier quarter. The company’s shares closed 0.98 per cent lower at Rs. 608.45 on the BSE.
