Almal Completes Superstructure of Al Marjan Island Project

Almal Real Estate Development has completed the entire superstructure and concrete works of The Unexpected Al Marjan Island Hotel & Residences in Ras Al Khaimah.

The development has officially topped out following the casting of the final upper roof slab above the restaurant and wellness amenities. The milestone completes the principal concrete structure and moves the project into its next phase of construction.

Work is now progressing on the façade and glazing, MEP installations, internal partitions and interior fit-out across multiple levels.

Overall construction progress has moved well beyond 50 per cent, compared with the 42 per cent officially recorded by RERA in July 2026.

Dmitriy Starovoitov, Founder, Almal Real Estate Development, said, “For us, the most important story is delivery. Moving well beyond 50% construction progress and completing the superstructure are significant milestones and step forward to prepare for the operational phase.”

Located on Al Marjan Island, the project comprises 422 hotel and residential units and will be operated by Palladium Hotel Group under The Unexpected Hotels & Residences brand. The development is centred around an entertainment-led hospitality concept, supported by dining, rooftop and beach club experiences.

Mohammed Khader, Chief Operating Officer, Almal Real Estate Development, said, “Completing the superstructure is a defining moment for the project. We are now transitioning into the next stage of delivery, with façade, MEP and interior works progressing simultaneously across the development.”

Almal plans to bring together project partners, investors, media and other stakeholders in early December to commemorate the topping-out milestone and other project achievements.
