Bharti Realty to use asset management model in NCR

The real estate arm of Bharti Enterprises—Bharti Realty Ltd is planning to manage 2 million sq ft of office space in the national capital region (NCR) under the Real Estate Asset Management (REAM) model.

Under the REAM model, the company is evaluating two to three projects in the micro-markets of Gurgaon and Noida.

The realty company will work on a fee model with the landowners and help them from conceptualisation to maintenance of the asset, officials told media sources.

Bharti Realty currently manages more than 5 million sq ft of Grade-A commercial real estate space and is developing another 9 million sq ft residential, retail and mixed-use properties in Delhi NCR.

The Real Estate Asset Management (REAM) model is the process of maximising the value and return on investment of a property. This includes finding the highest and most consistent revenue sources, reducing expenditures whenever possible and risk management, among other things.

The real estate asset managers act as owners of the investment property and look out for the property owner’s best interests. They are responsible for the creation and implementation of the general strategy of the asset.

Real estate asset managers usually deal with strategic and important issues related to a property. Real estate asset management needs strategic thought and execution to enhance the value and cash flow of the assets actively. An investor will be required to pay real estate asset management fees to hire a qualified real estate asset manager.
