BPTP Launches Downtown 66 Luxury Residences in Gurugram

BPTP Limited has announced the launch of Downtown 66, a premium residential development in Sector 66, Gurugram, carrying a gross development value of Rs 25,000 million (25,000 mn). The project comprises 504 luxury residences offered in three and three point five BHK configurations. The development is located along Golf Course Extension Road within a prominent urban corridor of the city. The company described the scheme as a walkable, mixed use urban enclave that links homes with social and commercial amenities.

Prices for the residences start from Rs 53.2 million (53.2 mn) and the overall scheme is being developed with an estimated investment of Rs 12,000 million (12,000 mn). The project offers premium apartment formats and lifestyle amenities tailored to high end buyers in the National Capital Region. The developer positioned the launch as a curated response to demand for experience oriented urban living in Gurugram. Sales, construction phasing and timeline details were outlined by the developer in the release.

The design draws inspiration from global downtowns and seeks to integrate residences with social spaces, lifestyle experiences and commercial hubs within a cohesive, walkable ecosystem, the release stated. Built form and landscape have been conceived to deliver layered living experiences that move beyond conventional residential planning. The approach prioritises connectivity between private and public realms, enabling residents to access curated amenities within short walking distances. The scheme therefore emphasises a seamless fusion of architecture and everyday living.

Buildings will rise to an approximate height of 150 metres and present a format intended to create immersive, experience oriented urban sequences across podiums and terraces. The developer noted that the architecture is structured to encourage everyday interactions and to offer varied spatial experiences at different levels. The launch follows a strategic focus on central Gurugram corridors and reflects continued investment by the company in premium housing products. Marketing and booking arrangements have been opened as part of the project introduction.
