BXB Estates Sets AED 110 Million Jumeirah Golf Estates Record

BXB Estates has completed an AED 110 million residential transaction at Jumeirah Golf Estates, setting a new sales record for the prestigious Dubai residential community.

Negotiated by Alfie Tabrez, Managing Partner of BXB Estates, the deal surpassed the previous record of AED 58 million for a completed ready villa in the development.

The six-bedroom residence offers 21,714 sq ft of built-up space on a 15,873-sq-ft plot. It features nine bathrooms, four living lounges, a home office, bar lounge, private cinema and rooftop terrace.

The property also includes a dedicated wellness area comprising a gym, sauna, treatment suite and hairdressing room, reflecting the growing emphasis on privacy, wellness and personalised amenities within Dubai’s luxury housing market.

The residence was not publicly listed for sale. It had initially been shown to the client as a showcase of BCI Fitout’s design and craftsmanship. After recognising the quality of the property, the client expressed interest in acquiring it, leading to private negotiations managed by Tabrez.

Commenting on the transaction, Tabrez said that opportunities at the highest end of the property market were rarely advertised and were often created through long-standing relationships and an understanding of clients’ requirements.

He added that ultra-high-net-worth individuals continued to select Dubai because of confidence in the Emirate’s leadership, long-term vision and stability. Demand for exceptional properties remained resilient, with high-quality residences continuing to attract premium valuations.

The transaction strengthens Jumeirah Golf Estates’ position in Dubai’s ultra-prime residential market, particularly among buyers seeking privacy, spacious homes and long-term investment value.
