DTCP warns developers; affordable housing projects delayed

The Department of Town and Country Planning (DTCP) has warned developers, stating that it will take action against them. The DTCP has also announced that it will closely monitor all 50 affordable housing projects currently under construction in the city.

According to officials, the majority of these projects, many of which were initiated over five years ago, are facing delays in their progress. These projects collectively involve the construction of thousands of affordable flats and houses, each priced at less than Rs 3 million.

During a review meeting held on September 29, Senior Town Planner Renuka Singh directed five developers absent from the meeting to submit a status report of their projects within a week. The status reports for the delayed projects will be forwarded to higher authorities for further action, she added.

Singh emphasised the importance of completing the construction work within the stipulated terms and conditions of the licenses and within the specified timeframe. She also mentioned that orders have been issued for inspections where necessary. Developers who failed to attend the meeting were given written orders to submit their project status reports within a week, with a warning of potential actions in case of non-compliance.

During the meeting, officials took note of a developer with three projects in sectors 108, 69, and 70, where construction had begun for only one of the complexes. Strict instructions were given to this builder to address complaints and expedite construction work to meet the 2025 completion target.

Representatives from Breeze Infra stated that their projects in sectors 88A and 89 would be completed by September 2026, while Renuka Traders anticipated finishing their assignment in Sector 37C by March 2025. To verify these claims, the senior town planner instructed a team of junior engineers to inspect these projects and provide detailed progress reports.

Meanwhile, all projects by GLS Infratech are expected to meet their deadlines, with the developer indicating that four affordable housing projects would be completed by April 2024, August 2024, December 2025, and April 2027.

Unfortunately, representatives of Mahira Homes, SRV Automobile, Tulsiani Construction and Developers, Pivotal Infrastructure, and Agranta Realty did not attend the meeting. These builders' projects have exceeded their deadlines, contrary to Affordable Housing Rules, which mandate completion within four years, according to an official.

Sohan Bhalotia, a homeowner in a project located in Sector 62, expressed frustration at the construction delays and lack of communication from the developer. He noted that residents were burdened with both rent and EMIs while awaiting action from DTCP.
