DivyaSree, HDFC Capital Set Up Rs. 15 bn Residential Platform

Bengaluru-based DivyaSree Developers has partnered with HDFC Capital Advisors to establish a Rs. 15 bn residential platform, marking a significant expansion of its presence in India’s housing market. The partnership aims to create a development pipeline worth Rs. 67.5 bn over the next three to four years.

The platform, established with the real estate private equity arm of HDFC Group, will provide growth capital for acquiring and developing residential projects. The proposed investments will cover multiple cities and are intended to accelerate DivyaSree’s expansion in key Indian property markets.

The company’s residential business is at a stage where additional capital can support faster execution and project acquisition, according to Avinash Suresh, chief executive for residential real estate at DivyaSree Developers. He indicated that the platform would provide financial capacity and momentum for the company’s residential plans.

Commercial property will remain DivyaSree’s largest business for the foreseeable future, but residential development is positioned to become its fastest-growing segment. The partnership is therefore intended to diversify the developer’s business while allowing it to retain its established commercial property operations.

DivyaSree plans to use the platform to strengthen its residential pipeline and pursue opportunities across major urban markets. The arrangement also gives HDFC Capital exposure to a pipeline led by an established commercial property developer seeking to expand its housing portfolio.

The partnership comes as Indian real estate companies increase their focus on residential development, supported by demand in major cities and the availability of institutional capital. For DivyaSree, the platform provides a structured route to scale its residential operations while maintaining commercial property as its core business in the near term.
