GHR Infra Launches Boutique Villa Project In South Hyderabad

GHR Infra has announced the launch of GHR TRIVANA, a boutique villa community in South Hyderabad, offering low-density living with a focus on sustainability, connectivity and lifestyle amenities. The gated development comprises just 52 villas and is fully registered with the Telangana Real Estate Regulatory Authority (TG RERA Reg. No. P02400009860).

Spread across 5.61 acres, GHR TRIVANA features thoughtfully designed four- and five-bedroom villas with east- and west-facing orientations to maximise daylight and cross-ventilation. The four-bedroom homes span 239 sq yds, while the five-bedroom villas extend to 304 sq yds, catering to multi-generational living and work-from-home requirements.

At the centre of the community is a 15,000-plus sq ft clubhouse equipped with a gym, indoor games areas, multipurpose halls, aerobics and yoga rooms, hobby and table-tennis spaces, billiards, co-working zones, a sun deck and barbeque pavilions. The development also includes separate swimming pools for adults and children.

Outdoor amenities include landscaped lawns, pergola seating, neighbourhood parks and an amphitheatre. Active recreation facilities range from outdoor fitness stations and pickleball courts to a half basketball court and a cricket pitch. Dedicated children’s play zones with EPDM and sand surfacing support safe, age-appropriate activities, while a supermarket and multi-utility space within the enclave add everyday convenience.

Located at Almasguda, Tukkuguda, just off Exit 14 of the Nehru Outer Ring Road, the project offers signal-free access to Rajiv Gandhi International Airport in about 20 minutes and lies within a 30-km radius of Hyderabad’s key technology and financial districts. The area is also close to Hardware Park, Fab City and the upcoming Pharma City, which are driving residential demand in South Hyderabad. The planned Bharat Future City in the southern corridor further strengthens the region’s long-term growth prospects.

GHR TRIVANA is targeting IGBC Gold pre-certification, with sustainability reflected in eco-conscious planning, shaded open spaces and water features integrated into the landscape. The master plan blends architecture with nature to create a calm, neighbourhood-scale environment.

“Securing RERA registration validates our commitment to combining design sophistication with regulatory rigour,” said Karteesh Reddy M, CEO of GHR Infra. “GHR TRIVANA is designed for families seeking villa living with seamless access to schools, healthcare and the airport.”

V. Shyam Sunder Reddy, Managing Director of GHR Infra, said market indicators support the project’s timing, noting strong residential confidence in South Hyderabad driven by demand for premium, low-density housing near major employment hubs.
