Modis Navnirman Appointed For Neel Kiran CHSL Redevelopment

Modis Navnirman (MNL) has been appointed as the developer for the redevelopment of Neel Kiran Co-operative Housing Society Ltd in Khar West, Mumbai, following a selection process in which members chose MNL as their preferred partner. The appointment will add approximately Rs two point five billion (Rs two point five bn) to the company's Gross Development Value pipeline and strengthen its focus on redevelopment and urban renewal projects across the Mumbai Metropolitan Region. The project site is a landmark residential society in Khar West, and the selection reflects members' preference for a partner with experience in the city's premium redevelopment segment.

Located in one of Mumbai's most sought-after residential neighbourhoods, the redevelopment is expected to respond to strong residential demand and leverage established social infrastructure to attract homebuyers. The scheme is intended to deliver modern residential infrastructure, enhanced amenities and a contemporary living environment while creating long-term value for existing members. Modis Navnirman Limited will seek to align design and execution with local planning norms and stakeholder expectations.

The company indicated that the appointment represents a vote of confidence from the society's members and acknowledged the responsibility involved in transforming an established community. The chairman, Dinesh Modi, described the firm's focus as extending beyond construction to enhancing quality of life, unlocking the potential of valuable urban land parcels and contributing positively to the neighbourhood. MNL said it will work closely with members and other stakeholders to deliver a development that reflects the aspirations of the society.

The project adds approximately Rs two point five bn to MNL's redevelopment pipeline and marks a strategic expansion into Khar West and the western suburbs. Execution remains subject to definitive documentation and receipt of requisite approvals from the society and relevant authorities. MNL reiterated its commitment to responsible urban renewal, thoughtful design and delivery excellence as it advances the redevelopment.
