Vantrock Launches Real Assets Platform with Rs. 42 bn Development Plan

Anshul Singhal has launched Vantrock Real Assets, an operator-led platform focused initially on warehousing, industrial and logistics parks. The Mumbai-headquartered company plans to develop approximately 11.5 mn sq. ft., representing a gross development value of about Rs. 42 bn on completion.

The first phase will cover approximately 3 mn sq. ft. valued at about Rs. 11 bn across the National Capital Region, Bengaluru and Pune. Construction is scheduled to begin in 2027, with rental income targeted from 2028. Land for these projects is at advanced stages of negotiation, documentation or regulatory approvals, while the remaining 8.5 mn sq. ft. will be developed in phases across those markets and the Mumbai Metropolitan Region.

Vantrock is targeting infill locations suitable for Grade-A warehousing and industrial parks. Its land parcels are expected to range from 15 to 60 acres, with development potential of 0.4 mn to 1.5 mn sq. ft. The strategy covers big-box and build-to-suit facilities, multi-storey warehouses, last-mile logistics, dark stores, self-storage, cold chain facilities, industrial plots, workforce accommodation and mixed-use developments.

The platform also plans to refurbish outdated Grade-B warehouses in established locations. It will acquire buildings outright or through joint ventures and upgrade them to Grade-A standards within six to 12 months, according to the company. Vantrock said this approach could provide occupiers with modern facilities closer to demand while increasing quality supply without requiring additional land acquisition by cities.

Projects are designed to move from land to revenue within 18 to 24 months after construction begins and will be funded through equity, construction debt, forward funding, joint ventures and joint development arrangements. CBRE Research estimates a Grade-A warehousing supply shortfall of about 117 mn sq. ft. between 2026 and 2031 across high-value corridors near Tier-1 cities. Vantrock said it will later consider global capability centres, suburban office campuses, strata offices, data centres and infrastructure assets. Singhal has previously built institutional platforms, raised alternative investment funds and executed projects covering more than 52 mn sq. ft.
