Second, India is undergoing a massive urbanisation and demographic change, creating a huge wave of consumer demand over the next decade. These demand forces are complemented by policy measures such as GST implementation, infrastructure status, Make in India, etc, creating a huge demand for organised warehousing spaces in the country. There is great demand for systematic and strategically- planned warehousing setup for market players. After completely researching and understanding our customers' needs, we offer a customisable solution that allows them to carry out their functions efficiently and supports them in growing their business.<br /> <br /> <span style="font-weight: bold;">Do you make any special design considerations?</span><br /> Our industrial parks are custom-designed in accordance to our clients' needs. We have picked land parcels in the key micro-markets of Delhi, Pune and Kolkata, and are actively exploring land options in other cities. The warehousing structure employs new-age technology concepts and innovations. Moreover, the parks, apart from world-class warehousing and logistics facilities, will provide special amenities such as truck parking, canteens, rest areas, dormitories, business centres, etc, ensuring that each park becomes a self-sustaining business environment.<br /> <br /> <span style="font-weight: bold;">Tell us about the type of materials specifically used in the development of a warehouse.</span><br /> Our structure is pre-engineered from reputed manufacturers; the height of the building would be 9.0-12.5 m and wall 3.30 m in height v the size of the building will be increased or decreased according to the client's requirements. Single-side docking as per the design is 16.50 m concrete; docking height will be around 1.20 m per 4 ft. Along with this, our plant will include fire detection and alarm systems. We also have proper ventilation systems, ie, three to six air changers as per the NBC requirement. Optional features such as internal power and lighting distribution, temperature-controlled areas, enhanced PEB feature such as fall protection system, increasing collaterals, height and spans are some of the major developments of our warehousing facilities.<br /> <br /> <span style="font-weight: bold;">What are the investments made towards equipment?</span><br /> EIP has invested in PEB structures that are crane-load compliant. The building is not only naturally ventilated but naturally illuminated.<br /> PEB is also compliant for photovoltaic cell installation; thus, the power required to illuminate common areas and the warehouse can be solar. The buildings are NBC and IS-compliant and, hence, have world-class fire-fighting systems with more than specified capacity of water storage tanks. The highly efficient transformer, substations and vacuum circuit breakers, to name a few, help facilitate safe and efficient power distribution.<br /> &nbsp;<br /> <span style="font-weight: bold;">How is IT contributing towards the planning and operations of warehouses?</span><br /> Concepts like fast-track technology, PEB, precast and sustainable technology are a few innovations leveraged by our facilities. Along with this, we have 24 x 7 CCTV surveillance, security kiosks and checkpoints at the strategic location. Our facilities also accommodate changes as per the requirement of clients. They can expand in both X and Y directions and one can also transform their entire production and assembly line.<br /> <span style="font-weight: bold;">&nbsp;<br /> Please introduce us to current warehouse projects being developed by the company.</span><br /> We are starting with eight key cities v Delhi, Mumbai, Bengaluru, Pune, Ahmedabad, Hyderabad, Kolkata and Chennai v and will then move to other metros. We aim to build 30 million sq ft of industrial and warehousing space over the next five years across India. We have already signed MoUs with the Governments of Haryana and Kolkata for over Rs 1 billion. EIP has invested a total of Rs 1.4 billion in a Gurugram project and Rs 3.5 billion to build a 1.1-million sq ft industrial park at Chakan in Pune. The company is in the process of developing 200 acre in Chennai.<br />
