'People see standalone house as a better investment'

Casa Grande has carved a niche for itself in the villa and individual houses segment, covering a wide range of the market by offering independent houses for Rs 35 lakh to over Rs 4 crore. More than half of its projects are in this segment, which according to Managing Director Arun Kumar is a segment that sees stable demand. It is also into apartment projects and has recently attracted private equity funding at the project level for a development in Thoraipakkam in Chennai.

Over 60 per cent of its projects are in the villas, row houses and independent houses segment. The balance is apartment development. There is a charm associated with independent houses and there is a significant market for it. The company's projects cater to a wide range of the market from Rs 35 lakh to over Rs 4 crore.

Arun Kumar said that Casa Grande identified this niche in the last few years when it saw a continuous growth in demand, even if it constitutes a small portion of the market. The number of projects launched in this segment and demand is on the increase. It has even changed the plans for some of the land parcels, where it had initially hoped to develop apartments, to offer independent houses.

People see standalone house as a better investment opportunity as there is a distinct parcel of land to be owned rather than an 'undivided share' that comes with an apartment. The company cater to a wide budget range in a number of suburbs including Sriperumbudur, Thoraipakkam, Perungudi and Thazhambur. People always have the option to expand an independent house.
