Mumbai's Supari Baug colony to be redeveloped by RLDA

Supari Baug Colony in Parel, Mumbai, is set to be redeveloped by the Rail Land Development Authority (RLDA).

The authority has floated an e-bid request for architectural and real estate consulting services for the site, located in South Mumbai near corporate hubs like Nariman Point and BKC and has excellent connectivity to the city's landmarks.

The redevelopment will improve the quality of life and increase real estate opportunities in the area. The consultant will be in charge of studying the site, preparing a Master Plan following the existing building by-laws, preparing a road layout to maximise FAR/FSI in the plot, obtaining approval from local authorities, and obtaining the necessary approval.

The colony covers 21,300 sq m and is located near the Chhatrapati Shivaji Terminal Railway Station in Mumbai.

A single-stage, single-packet bid system will be used to select the consultant. It will be necessary to obtain approval of the layout plan from the local development authority in conjunction with the planning of the development on the land use, as determined by the RLDA, which will include updating revenue records and obtaining title to the railway land from revenue authorities or local bodies.

The Railway Land Development Authority is a statutory authority under the Ministry of Railways that is responsible for the development of railway land.

As part of its development strategy, it has four key mandates: leasing of commercial sites, colony redevelopment, station redevelopment, and multi-functional complexes.

Indian Railways owns about 43,000 hectares of undeveloped land across the country. RLDA is currently working on 84 railway colony redevelopment projects and recently leased a railway colony in Guwahati for redevelopment.
