BNW Developments Opens Sydney Office to Target UAE Investors

BNW Developments has expanded its international presence with the opening of a new office in Sydney, Australia, aimed at strengthening engagement with Australian investors interested in the UAE residential property market.
The Sydney office will serve as a local platform for investors, wealth advisers, brokerage firms and real estate professionals exploring opportunities in Dubai and Ras Al Khaimah.
Headquartered in Dubai, BNW Developments has launched 13 projects and has another 16 projects in its pipeline, representing a combined gross development value of around AED 32 billion (USD 8.7 billion).
The expansion comes as Australian investors increasingly assess international property opportunities. According to BNW, residential properties in Dubai offer average rental yields of around 6-10 per cent, compared with an average of 3.7 per cent in Australia.
The UAE does not levy personal income tax or capital gains tax on property sales. Eligible property investors can also qualify for a renewable 10-year Golden Visa through investments of AED 2 million or more.
“A growing number of Australian investors are looking beyond their domestic market and evaluating opportunities that offer income generation, international diversification and access to growing markets,” said BNW Developments Chairman and Founder Dr (CA) Ankur Aggarwal.
“Our Sydney office gives us a local platform to engage directly with investors and advisers while bringing our UAE development pipeline and market expertise closer to the Australian investment community,” he added.
Ras Al Khaimah, where BNW has a significant development pipeline, has also seen increased international investor activity. The emirate recorded AED 12.3 billion in residential sales across 6,600 transactions in 2025, with off-plan properties accounting for around 85 per cent of transactions. Foreign investors represented more than 60 per cent of buyers on Al Marjan Island, according to figures cited by the company.
BNW’s Ras Al Khaimah pipeline spans Ras Al Khaimah Central, Al Marjan Island and the Beach District, alongside additional developments in Dubai. Its portfolio includes Tonino Lamborghini Residences and Radisson Blu Hotels and Residences in Ras Al Khaimah.
The developer has also announced the world’s first Dolce Residences in partnership with Wyndham Hotels & Resorts on Al Marjan Island. The project comprises 93 residential units and five retail spaces.
The Sydney office was formally inaugurated on 24 September at Bella Vista, with more than 300 investors, wealth advisers, brokerage representatives, real estate professionals and other stakeholders attending.
