DLF Completes Rs. 19.85 bn Sell-Out in Gurugram Senior Living Project

Realty developer DLF has completed the sale of all 172 homes in Aureva, its senior-living project in Gurugram, generating bookings of Rs. 19.85 bn. The four-bedroom residences were sold at an average ticket price of Rs. 115 mn, according to Aakash Ohri, managing director and chief business officer of DLF Home Developers.

The project is spread across approximately 4.17 acres in Sector 63, Gurugram. It has a total carpet area of more than 400,000 square feet and a saleable area exceeding 750,000 square feet. DLF will also provide healthcare infrastructure as part of the development.

The healthcare infrastructure is planned to be managed and operated by a large healthcare company, which DLF expects to select in four years. Aureva has been designed as a combination of medical support and luxury residential facilities, with amenities intended to create an integrated senior-living ecosystem alongside DLF Arbour, an ultra-luxury residential project.

Non-resident Indians accounted for 25 per cent of Aureva buyers. Indian nationals made up the remaining 75 per cent, with 65 per cent of the total buyer profile coming from the Delhi-National Capital Region and 10 per cent from other parts of the country.

The sale comes as developers assess opportunities in senior living, supported by an ageing population, rising affluence and changing family structures. DLF is not currently planning further expansion in the segment. The company is, however, evaluating three launches during FY27, including the second phase of DLF Westpark in Mumbai and a major Gurugram project, while progressing work at The Dahlias and other developments.

DLF has set an annual sales guidance of Rs. 200 bn for FY27, after recording sales of Rs. 201.43 bn in FY26. Its sales bookings fell 94 per cent year on year to Rs. 6.57 bn in the first quarter of FY27 from Rs. 114.25 bn, primarily because of deferred launches.
