Experion Developers Plans Rs. 100 bn Realty Push in Delhi-NCR

Experion Developers, the real estate arm of Singapore-based AT Capital Group, plans to invest Rs. 100 bn in India over the next five to seven years, with most of its upcoming premium and luxury housing projects focused on Delhi-NCR. The developer has invested about $500 mn in India since beginning operations in 2006.

The company has undertaken 12 projects across Gurugram, Noida, Lucknow and Amritsar, covering about 11 mn sq ft of built-up area. Its portfolio includes plotted developments, villas, high-rise condominiums, commercial offices and organised retail, while a further 13 mn sq ft is under construction.

Experion is relying substantially on government land auctions to reduce title-related risks. The company said such purchases made it easier to work with government agencies and helped protect customers from potential litigation and title disputes. It has acquired land parcels in prime locations over the past two to three years, strengthening its pipeline of planned launches.

Delhi-NCR will remain the developer’s primary market, although it continues to assess opportunities in other locations. Experion’s existing portfolio is concentrated in the premium and luxury segments, with many homes priced above Rs. 50 mn. Over the past five years, it has delivered more than 3,000 homes and plots.

The company recorded sales of Rs. 37 bn in FY26, compared with a booking value of Rs. 22 bn in the previous financial year. Its Saatori project in Sector 151 along the Noida-Greater Noida Expressway generated sales of about Rs. 18 bn, with around 400 units sold at launch.

Experion is also positioning wellness as a key feature of its upcoming developments. Planned specifications include fresh-air ventilation and filtration in ultra-luxury homes, treated water at the point of use, low-VOC finishes, acoustic detailing, daylight-oriented layouts and landscaping featuring native plants and shaded walkways. AT Capital has invested about $1 bn in real estate across Europe and also has interests in renewable energy, hospitality, commodity trading, natural resources, private credit and public markets.
