Jamshri Realty unveils Rs 10 billion integrated district for Solapur

Jamshri Realty has announced a Rs 10 billion vision to develop Solapur’s first integrated luxury lifestyle district, a 15-acre mixed-use project scheduled to launch in 2026. The master-planned development will combine high-street retail, wellness and recreational spaces, modern offices and sustainable residential living within a single destination. The project entails a planned investment of Rs 4 billion, positioning it among the largest private developments in Solapur’s recent history.
At the core of the district is Jamshri City High Street, which has crossed 50 per cent completion and already houses national retail brands such as Westside, Zudio, Star Bazaar and Mr DIY, with additional anchors in advanced fit-out stages. The high street forms part of the adaptive reuse of the 118-year-old Jamshri Mills campus, with over 120,000 sq ft of heritage structures being preserved to reduce embodied carbon while delivering a contemporary retail environment.
The wider development includes Ileseum Clubs, a premium sports, fitness and wellness ecosystem serving more than 600 families, and Jamshri Ignite, a purpose-built business park that has attracted IT and BFSI tenants, including Mahindra Group. As part of Commercial Phase 2, Jamshri Realty plans a 150,000 sq ft IT tower targeting IGBC Gold or Platinum certification.
The upcoming greenfield phase will add a 300,000+ sq ft mall, a 100-key premium business hotel, a modern office tower and a sustainable luxury residential township designed with energy-efficient architecture, pedestrian-first planning and integrated renewable power. The project is expected to generate over 4,000 direct and indirect jobs across construction, retail, hospitality and IT services.
Commenting on the announcement, Rajesh Damani, Founder and Managing Director, Jamshri Realty, said the company aims to bring world-class integrated lifestyle districts to Tier II and III cities, setting new benchmarks in urban growth and sustainability.
The development incorporates ESG-led features including rainwater harvesting, waste management systems and EV-ready mobility infrastructure. Jamshri Realty said it is also evaluating similar integrated district projects in Kolhapur, Nashik and Sambhajinagar, with further announcements expected in the next financial year.
