New collector’s guideline rates to be effective on April 1

The collector's guideline for immovable properties in the district will rise by an average of 4.42% in the fiscal year 2023-24. The guideline now includes 202 new locations in total. The Bypass area, particularly the area around Jhalaria, Bhopal has the highest 60% rise.

The Central Evaluation Committee approved the guidelines as proposed by the District Valuation Committee.

According to Balkrishna More, senior district registrar, proposals approved by the District Evaluation Committee were sent to the Central Valuation Committee in Bhopal, which approved them on Monday. The new guideline rates will take effect on April 1. The policy will be implemented in 4,931 areas across the district.

There are a half-dozen areas where registries have occurred at a higher rate, resulting in an increase of 50% to 60% in those areas, while an increase of 10% or more has occurred in others. Along with the 202 new colonies, there are some other areas where the guideline will be implemented for the first time on April 1.

According to More, there are only three days left in the current fiscal year, and people are rushing to register their properties. Approximately Rs 2,000 crore in revenue has been collected as of now. The target is Rs 2323 crore, which must be met by March 31. At present, slot booking is being done till 6.30 pm and the time can be extended if needed for the remaining days of the financial year.

The government will begin using the Sampada-2 portal in the coming fiscal year, and information about the guidelines will be available via a mobile App. Because all of the areas have been geotagged, the guideline rate will appear on the screen as soon as those areas are entered.

The real estate market has improved in the last year, and colonies are being built all over the city. The greatest increase in the guideline, approximately 60%, was made in the areas located between the Bypass and Khandwa Road, Super Corridor, Rau Rangwasa, Ujjain Road, and Nanod. However, there has been very little change in the guidelines in the city's central area, where there are old properties.
