Private Equity Invests $6.1 bn in Indian Real Estate in Nine Months

Private equity firms invested $6.1 bn across 55 real estate transactions in India during the first nine months of CY 2026, according to a report by consultancy Anarock and the Federation of Indian Chambers of Commerce and Industry (FICCI). The investment underscores continued institutional interest in the country’s property market during the period.

Data centres overtook office spaces as the largest recipient of private equity capital, accounting for 40 per cent of total investment. The segment attracted $2.5 bn, while office real estate received $1.7 bn during the nine-month period. The figures cover transactions completed across India and reflect the growing importance of specialised real estate assets.

India’s operational data centre capacity is projected to increase 30 per cent to 2,200 MW in 2026. Mumbai accounted for 53 per cent of the country’s operational capacity, making it the largest data centre market among the locations identified in the report. Chennai followed with a 20 per cent share.

The concentration of capacity in Mumbai and Chennai highlights the role of established commercial and technology hubs in supporting the sector’s expansion. Data centre development is being supported by rising demand for digital infrastructure and the need for additional computing and storage capacity, although the report’s figures focus on investment and capacity rather than individual project timelines.

India’s data centre capacity is estimated to reach 6.7 GW by 2030, supported by investment commitments exceeding $300 bn. The longer-term outlook indicates that data centres are likely to remain a major destination for institutional capital in Indian real estate, alongside established segments such as office developments. The report’s transaction data places the sector’s current lead in the context of a broader expansion in property investment.
