Qualcomm Leases Rs 1.84 Billion Office Space In Bengaluru

US-based chipmaker Qualcomm India has leased 256,000 sq ft of office space at Constellation Business Park – Virgo, developed by Bagmane Developers Pvt. Ltd. in Bengaluru, according to data from real estate analytics firm Propstack.

The new facility, located in Bagmane Tech Park, CV Raman Nagar, spans the 5th, 6th, 7th, and 11th floors of the property. Qualcomm has agreed to a monthly rent of Rs 113 per sq ft, translating to a monthly outgo of Rs 28.9 million (Rs 2.89 crore), with rent payments beginning on 1 August 2026.

The lease includes a 15 per cent rent escalation every three years and a security deposit of Rs 50 million (Rs 5 crore). Over the lease tenure, the total rental commitment amounts to approximately Rs 1.84 billion (Rs 184 crore), as per the data.

This will be Qualcomm’s fifth office in Bengaluru, adding to its existing operations at Bagmane Constellation Business Park on Outer Ring Road, Brookefield, and Whitefield.

The expansion reflects Qualcomm’s continued growth and commitment to Bengaluru as a key R&D and innovation hub.

Across India, the company operates 12 offices located in Bengaluru, Hyderabad, New Delhi, Noida, Chennai, and Gurgaon, strengthening its presence in major technology and innovation corridors.
