Sai Nisarg Landmark Unveils ‘Skyluxe’ in Central Chinchwad

Sai Nisarg Landmark LLP has unveiled its upcoming project Skyluxe, positioned as PCMC’s first Japanese landscape–inspired residential development, in Central Chinchwad. Envisioned as a park-centric luxury project, Skyluxe integrates Zen, balance and minimalism into its core design philosophy and reflects the region’s shift towards mindful, high-quality urban living. The project is being exclusively marketed by BeyondWalls.
The project was unveiled by Sanjay Patel and Sujit Patil, Directors of Sai Nisarg Landmark LLP, who highlighted the intent to blend nature-driven design with contemporary architecture while creating a refined residential address.
Speaking on the occasion, Sanjay Patel, Director, Sai Nisarg Landmark LLP, said, “With Skyluxe, our vision extends beyond developing a residential project to creating a long-term urban landmark that reflects how PCMC is evolving. As the city grows vertically and aspires for global design sensibilities, developments must contribute lasting value to the skyline, the community and the city’s future. Skyluxe represents our commitment to building with purpose, where design, nature and legacy come together to shape a refined urban lifestyle.”
Spread across a 3.5-acre master plan, Skyluxe has over 85 per cent of its area dedicated to open and landscaped spaces. The 28-storey development features four residences per floor, offering enhanced privacy, natural light, cross ventilation and unobstructed views. The project comprises premium 2, 3 and 4 BHK residences designed for contemporary urban families.
Elaborating further, Sujit Patil, Director, Sai Nisarg Landmark LLP, said, “Skyluxe reflects our long-term vision of creating sustainable and future-ready developments that balance design excellence with functionality. Every aspect of the project, from the tower configuration to the landscape planning, has been thoughtfully curated to enhance the resident experience. By dedicating a large portion of the development to open spaces and lifestyle amenities, we aim to create a community that encourages interaction, wellness and a higher quality of living.”
A key highlight of the project is its portfolio of over 50 lifestyle amenities across landscaped greens and podium-level spaces. Inspired by Japanese landscape principles, these include Zen Garden, Sakura Court, Koi Pond, Ikigai Lawn, Meditation Pavilion and Miyabi Walkways. Harmony Park spans 32,000 sq ft and serves as a central social green, while Ascend Park is a landscaped podium of over 20,000 sq ft. Additional amenities include a swimming pool, yoga and meditation zones, outdoor fitness decks, children’s play areas, sports courts, co-working spaces, reading lounges, senior citizen zones and celebration decks.
Located in the heart of PCMC, the project is close to Lokmanya Hospital, an upcoming Metro station and Elpro Mall, providing strong connectivity and access to social infrastructure.
Sai Nisarg Landmark LLP has over two decades of presence in the PCMC market and has delivered more than 31 lakh sq ft across 25 projects, with another 20 lakh sq ft under development. The unveiling of Skyluxe marks a key step in the developer’s expansion within the premium residential segment.
