India is currently experiencing the largest construction boom in its history. Highways and metro lines, ports, airports, and entire new cities, are being built at an unprecedented pace. But what may not seem so obvious is that the future of these projects is currently being determined right now, before their completion, by the choice of construction chemicals.Waterproofing membranes, admixtures, sealers, coatings, mortars, these are the unsung heroes of the construction industry, the additives that most people do not notice but without which even the most elegant building would soon deteriorate. The secret to making infrastructure last for generations lies buried in these construction chemicals, determining the longevity of the structure. For decades, the focus of India's construction industry has largely been on speed and cost optimisation. However, the consequences of compromising on quality and durability are increasingly visible.Cracked facades, leaking terraces, rusted rebars, and bridges needing repairs after only a few decades of service are only some of the signs of inadequate construction practices. Studies have shown that the costs of rehabilitations works can often exceed the costs of original construction by several times. Water penetration is cited as the leading cause of structural damage to buildings in India, causing reinforcing steel to rust and concrete to erode. But the additives used in construction can solve these problems. Waterproofing compounds, added to concrete, significantly improve its resistance to water penetration. Crystalline technology, which can be added to concrete mixtures, dramatically increases their resistance to cracks forming and water penetration. Elastomeric coatings, applied to the surface of concrete structures, can resist both water and mechanical damage while allowing the building to flex with it.Climate change is also a factor that must be taken into account when choosing construction additives. Record-breaking heatwaves, torrential downpours, cyclones, and high humidity are all part of the new reality in India that was previously unaccounted for. Construction additives that previously did not have to withstand such conditions now have to be improved to handle the challenges of the new reality.Modern admixtures now allow concrete to cure even at extremely high temperatures without losing its properties. Corrosion inhibitors protect rebars in coastal areas from salt damage, and special sealants allow for larger temperature variations to be withstood by a building without cracking. While many of these improvements may seem inconsequential, they all combine to allow for a much longer lifespan of the structure. The new additives also allow for a shift in the paradigm of construction in another way – from products to systems. While previously waterproofing membranes, sealants, coatings, and other construction chemicals were considered individually, modern practices now allow for their combined use. All construction chemicals in the system are selected according to the needs of the building, considering such factors as loads, temperature variations, and the effects of the surrounding environment, to ensure maximum durability. The combined use of additives also allows for optimization of their application and proper preparation of building structures.Another advantage of this approach is the ability to meet India’s climate goals. By using construction chemicals that prolong the life of buildings, CO2 emissions can be significantly reduced, since less frequently buildings will have to undergo reconstruction or demolition. A building that is designed to last twice as long will, over its lifetime, have a smaller carbon footprint, regardless of the materials used for its construction. The future of India’s infrastructure is being built today. But the most important battle in this long-term project is being fought at the moment – for the selection of construction additives. Architects, engineers, developers, and government officials must all realize the importance of construction chemicals for the future of the country’s infrastructure and ensure that these often-overlooked construction additives are given due consideration.
