Housing Sales In Top 15 Tier-2 Cities Rise By 4% In 2024

Housing sales in India’s top 15 tier-2 cities grew by 4% to 1,78,771 units in 2024, while the sales value surged 20 % to Rs 1.52 trillion according to a report by real estate data analytics firm PropEquity. This marks a significant increase from 1,71,903 units and Rs 1.27 trillion in 2023, reflecting a strong demand for residential real estate in smaller urban centres. The seven tier-2 cities in Western India accounted for a majority of these sales, contributing 78% of the total units sold and 73 % of the overall sales value among the top 15 cities. Sales in this region grew by 3.4% to 1,38,554 units, while the total sales value rose 18 % to Rs 1109.39billion. Surat led the surge with a 15% rise in housing sales, followed by Gandhi Nagar (8 %), Goa (5 % ), Ahmedabad (4 % ), and Nagpur (3 % ). In contrast, Nashik and Vadodara witnessed declines of 10 % and 3%, respectively, in housing sales. Nashik was the only city in the region to register a drop in sales value, declining by 2% . Among individual cities, Coimbatore saw the highest growth in housing sales, rising by 36% , while Visakhapatnam recorded the steepest decline at 21 % . In terms of sales value, Ahmedabad led the rankings with Rs 494.21 billion, while Trivandrum reported the lowest at Rs 29.08 billion. Bhubaneswar posted the highest growth in sales value, surging 47 % , which reflects the increasing demand for residential real estate in Eastern India. The Southern region, comprising Coimbatore, Visakhapatnam, and Trivandrum, recorded a 2.75% increase in housing sales to 10,941 units, while the sales value rose by 15 % to Rs 114.04 billion. Coimbatore led the sales growth at 36 % , followed by Trivandrum at 16 % , while Visakhapatnam witnessed a decline of 21 % . The city was also the only one in the region to record a drop in sales value, falling by 1 %. In Northern India, comprising Jaipur, Mohali, and Lucknow, housing sales increased by 2.5% to 18,889 units in 2024, while the sales value rose 23% to Rs 191.27 billion. Jaipur recorded a 5% growth in sales, accompanied by a significant 39 % rise in sales value. Lucknow saw a modest 1% increase in sales, with sales value rising 5 % , while Mohali recorded a slight dip of 1 % in sales, though its sales value increased by 18% . With strong growth in tier-2 cities, particularly in Western and Southern India, developers are likely to focus on expanding their presence in these high-demand regions. This trend indicates that 2025 could be another promising year for the mid-segment housing market in India.
