Hyderabad emerges as real estate investment hub for NRIs

Hyderabad market is observing attention from Non-Resident Indians (NRIs). The city has evolved into the most preferred real estate investment centre for NRIs.

Due to the economic uncertainties, they are willing to invest in their country. Besides the gated areas, luxurious plots, vacation homes, and flats in prime neighbourhoods are highly sought after.

According to a recent media report, 82% of NRI purchases are towards ready-to-move-in-homes.

Abhishek Chanda, Director, Vasavi Group, said that the Hyderabad construction and real estate sector is the most suitable investment option for NRIs, with greater Return on Investment (ROI) varying between 12 to 20% annually.

The majority of USA H1 visa owners who are planning to move back to India in the next 3-4 years are considering the luxurious projects, which are underdeveloped right now.

A few others are planning to buy projects approved by the Real Estate Regulatory Authority (RERA) in the West Corridor of Hyderabad by giving a 100% down payment at a lower price as a safe investment choice.

Sai Krishna, GM, Saket Group, sites around ORR seem to be promising centres. The unique combination of the area of ORR, its closeness to the international airport, major IT companies, and the availability of a large amount of land for development. Each point is significant for real estate project development.

Krishna said that in the Southern market of Hyderabad, between 2016-2019, they didn't witness any new launches because of the demonetisation and the introduction of RERA and GST.

RERA approved over 300 projects (in 2017), and due to this, NRIs are highly interested, especially from the US.
