Mayfair Housing enters Gujarat with 250-acre polo-inspired estate

Mayfair Housing has entered Gujarat’s real estate market with Mayfair Polo Estate, a 250-acre luxury country estate at Aaglod, near Gandhinagar. Jointly developed with 84 Investments, the project will offer 350 villa plots, with sizes ranging from approximately 1,600 to 6,500 sq yd.

Inspired by the sport of polo, the development will bring together private villas, equestrian facilities and leisure amenities within a gated estate. A 40-acre equestrian precinct will include a full-size polo field, stables and resident horses. The project will also have a clubhouse, fine-dining restaurants, a private members’ club, wellness facilities and more than 50 lifestyle experiences.

The architectural design has been entrusted to Hiren Patel, Founder and Principal Architect of HPAD. The design approach draws on equestrian and countryside influences, combining natural materials, contemporary architecture and landscaped open spaces.

The project draws on the sporting legacy of Mayfair Polo, founded in 2021 under the vision of Anay Shah. The team has won 18 championship titles and competes at Category A polo centres in India and internationally, including Argentina.

“Ahmedabad today stands at the threshold of a remarkable transformation. With landmark infrastructure projects such as GIFT City, the Mumbai-Ahmedabad Bullet Train, expanding road networks and sustained economic growth, the city is rapidly emerging as one of India's most compelling destinations for both investment and lifestyle,” said Nayan A. Shah, Co-Chairman, Mayfair 84 Realty.

He said the development was planned to introduce a country estate lifestyle to Gujarat, combining spacious villas, equestrian living and leisure experiences.

Pankaj Keswani, Co-Chairman, Mayfair 84 Realty, said the partnership was driven by the growth potential of Ahmedabad, the project's concept and the opportunity to work with architect Hiren Patel.

Aditya Shah, Joint Managing Partner, Mayfair 84 Realty, said the project represented an extension of the developer’s legacy and that the response at its channel partner meet had been encouraging. The company announced a 6 per cent brokerage for channel partners.

Anay Nayan Shah, Joint Managing Partner, Mayfair 84 Realty, said the development aimed to bring polo and equestrian culture into residents’ everyday lives, through opportunities to participate in the sport or engage with its community.

Located at Aaglod, the estate offers connectivity to Ahmedabad, Gandhinagar, Himmatnagar, Vijapur and Mehsana.

The launch marks Mayfair Housing’s entry into Gujarat after more than six decades of operations in the Mumbai Metropolitan Region. The company has completed over 100 projects and delivered more than 10 million sq ft of development, serving over 10,000 families. The project also marks 84 Investments’ entry into Gujarat’s real estate market.
