Mindspace REIT earns IGBC Green Landscape Gold Rating

Mindspace Business Parks REIT’s Mindspace Airoli East business park in Navi Mumbai has received the IGBC Green Landscape Gold Rating from the Indian Green Building Council (IGBC). Mindspace REIT said it is the first REIT in India to receive the distinction.

The certification evaluates the design, management and ecological performance of landscaped areas, including biodiversity, resource efficiency and sustainability practices.

Mindspace Airoli East has more than 60 per cent native and adaptive green cover and more than 30 per cent vegetation supporting local birds and insects. Smart landscape lighting delivers up to 77 per cent energy savings, while 100 per cent of landscape waste is composted onsite.

The campus also has a native plant nursery, stingless honeybee colonies, a butterfly garden and a plant bio-sonification installation. Dedicated areas for walking, sports, yoga and meditation have also been incorporated into the landscape.

Ramesh Nair, MD & CEO, Mindspace REIT, said the certification reflected the company’s approach to extending sustainability beyond buildings to the wider campus ecosystem. He added that Mindspace REIT plans to strengthen similar practices across its portfolio.

S Karthikeyan, Executive Director, IGBC, GreenPro & CIES, said the rating recognised Mindspace Airoli East’s approach to biodiversity and responsible landscape management and could encourage wider adoption of nature-positive practices across commercial real estate.

The campus also has a pilot smart water metering programme using IoT-enabled ultrasonic and clamp-on meters to track consumption and identify leaks. Mindspace REIT plans to extend similar landscape and biodiversity initiatives to other campuses, alongside its existing LEED and IGBC building certification programme.
