SAMHI Signs Rs 1.4 Billion Hotel Deal in Hyderabad

SAMHI Hotels Ltd, a leading branded hotel ownership and asset management platform in India, has announced the signing of an Agreement to Lease (ATL) for a new 260-room mid-scale hotel in Hyderabad’s Financial District. The agreement, executed through its wholly owned subsidiary Barque Hotels Pvt Ltd, was signed with Mrs P Pramoda, Mrs P Harika, and Aurean Eskar.
The hotel will form part of a larger mixed-use development. Aurean Eskar will undertake the building’s development and subsequently hand over the completed structure to SAMHI for interior fit-outs and branding. SAMHI’s scope of development is expected to cost between Rs 1.25 billion and Rs 1.43 billion.
The transaction is structured as a long-term variable lease, allowing SAMHI to benefit from the hotel’s operational upside while maintaining a capital-efficient growth model. This approach aligns with SAMHI’s strategy of scaling in key micro-markets through cost-effective expansion.
The new hotel will be SAMHI’s third in the Financial District, following the Sheraton (326 rooms, including 42 under development) in the Upscale+ segment and Fairfield by Marriott (232 rooms) in the Upper Mid-Scale segment. This addition allows SAMHI to serve three price points in a market witnessing strong commercial and economic growth.
Aurean Eskar, the building’s developer, recently completed and fully leased One Golden Mile, a 500,000 sq. ft premium commercial tower in Kokapet’s Business District. The upcoming hospitality project marks Aurean Eskar’s entry into the hotel segment and reflects its continued expansion in Hyderabad’s evolving commercial real estate landscape.

The transaction is subject to customary post-agreement conditions, and the final lease deed will be executed upon receipt of necessary building approvals. This strategic partnership strengthens SAMHI’s presence in Hyderabad and underscores its vision of building density and segment diversity in high-potential markets.
