Smartworks Signs ~1.68 Lakh Sq Ft Flex Lease with IT Major in Kolkata

Smartworks Coworking Spaces, India’s largest managed office platform by total area under management, has leased approximately 1.68 lakh sq ft in Kolkata to a leading global information technology, consulting and business process services company. The office space is spread across Smartworks’ Victoria Park and Mediasiti campuses in Salt Lake City, Sector V, marking the largest flex-office deal signed in the region. JLL India served as the advisory partner for the transaction.
“Enterprise adoption of managed campuses has entered a decisive phase. Large organisations are scaling faster and leaning toward workspace models that offer predictability, depth, and seamless expansion. With flex contributing a growing share of India’s office absorption, our focus remains on building integrated campuses that can support this momentum with consistency across markets,” said Neetish Sarda, Founder and Managing Director, Smartworks.
The new workspace offers tech-enabled environments and modern amenities including collaboration areas, meeting suites, recreation spaces, wellness facilities and convenience stores. Situated in a well-connected commercial hub with access to a strong talent pool, the campuses are designed to support productivity and scalable growth for large enterprises.
Smartworks continues to record sustained demand from GCCs, Forbes 2000 companies, multinationals and Indian enterprises. The company currently manages a portfolio of ~14 million sq ft across 14 cities and maintains high seat retention with rising uptake in the 1,000+ seat category, contributing around 35% of rental revenue. The lease follows recent large sign-ups by Wolters Kluwer and Davies Shared Services in Pune, reinforcing the increasing shift towards long-term managed campus solutions.
