Mahindra Lifespaces Launches Mahindra Rainforest In Kanjur

Mahindra Lifespaces Developers Limited has launched the residential phases one and two of Mahindra Rainforest, a premium mixed-use development on LBS Marg in Kanjur, Mumbai. The project spans 25.47 acres and is among the largest developments in Mumbai's central suburbs, positioned as an integrated lifestyle destination combining residential, commercial and retail components. The development is aimed at redefining urban living through climate-responsive planning and enhanced quality of life.

The residential launch carries an estimated gross development value of approximately Rs 30 billion (bn). The phases will offer thoughtfully designed two and three BHK premium residences tailored for modern urban lifestyles, emphasising green spaces, community living and sustainable design in line with Mahindra Lifespaces' Homes of Positive Energy philosophy. The company's chief business officer for residential operations indicated that Mumbai and its central suburbs remain a strategic focus and that the development is intended to set a new benchmark for premium, nature-led living.

Situated on LBS Marg, the development offers strong connectivity to the Eastern Express Highway and the Jogeshwari–Vikhroli Link Road, while forthcoming infrastructure such as the Goregaon–Mulund Link Road and an east–west flyover in Bhandup are expected to enhance access. Metro Line four abuts the site and proximity to the interchange with Metro Line six will provide additional mass-transit links along with seamless connections to the suburban rail network. Residents will be within convenient reach of business districts including BKC and Powai, supported by established schools, hospitals, malls and entertainment hubs.

As part of the larger mixed-use ecosystem, the residential township will deliver over 0.35 mn sq ft of open amenities and clubhouse spaces, and will incorporate seven acres of dense open green spaces. Phases one and two will include an expansive clubhouse, fitness zones, jogging tracks, yoga and meditation areas, a library, children's play zones and curated community spaces, with retail conveniences integrated to support everyday needs. Mahindra Rainforest is positioned as a landmark development in Kanjur and represents a significant step in the ongoing transformation of Mumbai's central suburbs into a vibrant premium residential destination.
