AHS Tower Fully Sold During Development Generating $700 mn

AHS Properties has confirmed that 100 per cent of inventory at AHS Tower was sold during development, generating more than USD 700 mn in revenue and signalling robust demand for Grade A commercial space in Dubai. Rising 69 storeys above Sheikh Zayed Road, the tower is located within minutes of the Dubai International Financial Centre and the Museum of the Future and was designed by Killa Design with interiors by AHS Atelier. The development marks the firm's expansion from ultra-luxury residential projects into large-scale commercial real estate.

This demand coincides with a year of exceptional business formation in the UAE, with more than 250,000 new companies established in 2025, bringing the total number of operating companies to 1.4 mn and reflecting 119 per cent growth. The tower was conceived as a next generation address for global firms and regional enterprises, combining large-format floorplates with a vertical ecosystem of exclusive amenities. Its positioning seeks to offer strategic connectivity and an executive standard of workplace experience.

AHS Tower provides both half and full-floor commercial units ranging from 2,900 to 6,600 sq ft, each offering panoramic skyline and sea views and supported by 17 high-speed elevators and direct access to the Dubai Metro. Two exclusive floors are dedicated to tenant amenities above the 60th floor, incorporating a private fitness and wellness centre, executive lounges, curated dining, boardrooms and exhibition spaces designed to prioritise privacy and views. The programme of amenities reflects a hospitality-driven approach intended to support productive and discerning clientele.

AHS Properties indicated that it has evolved its focus to place human health at the centre of conception, design, construction and operation, embracing a multidimensional concept of wellness and aligning with a USD 584 bn wellness-driven real estate movement that is forecast to double to USD 1.1 tn by 2029. Company representatives described the tower as a response to shifting workplace preferences and to create dynamic hubs for meaningful work experiences. Design leadership at AHS Atelier characterised the interiors as hospitality-driven and intended to set a new benchmark for commercial workplace environments.
