Aratt launches premium plotted villa project near Bengaluru

Aratt Developers has launched Aratt Escapes – Summer and Sage, a 22-acre premium plotted villa development in Chikkaballapur, located 20 minutes from Kempegowda International Airport.

Approved by the Town and Country Planning Authority, the project comprises 300 plots with sizes such as 40x60 and 40x45, designed to offer flexibility for villa development. The master plan allocates 50 per cent to plots, 20 per cent to green spaces and 30 per cent to infrastructure, positioning it as a low-density alternative to urban housing formats.

The development also includes a proposed 2-acre luxury resort component under the Ayatana umbrella, reinforcing its hospitality-led positioning. Amenities include landscaped parks, jogging trails, sports courts and a G+2 clubhouse with facilities such as a swimming pool, gym, co-working spaces and guest rooms.

Commenting on the launch, Tony Vincent, Chairman, Aratt Developers and Ayatana Hospitalities, said, “Aratt Escapes reflects our larger vision… offering not just land parcels, but a future-ready community that balances nature, luxury and long-term investment strength.”

The project is planned with integrated infrastructure, including internal roads, water systems, rainwater harvesting and sewage treatment, with completion targeted by 2028.
