Bhartiya Urban, Alpine to Invest Rs. 10 bn in Bengaluru Project

Bhartiya Urban, the Bengaluru-based real estate arm of Bhartiya Group, has launched Nikoo Homes 9 in a joint venture with Alpine. The companies plan to invest more than Rs. 10 bn in the project, which is located in North Bengaluru.

The development will be built on 13 acres of freehold land and comprise 1,584 units across two phases. It will include homes in various formats, ranging from studios and lofts to Sky Villas, catering to different household requirements.

Nikoo Homes 9 will also feature a 40,000-square-foot retail and commercial centre. Bhartiya Urban said the project was designed as an integrated community combining residential, wellness, recreation, retail and nature-focused facilities.

Rajan Aggarwal, chief finance and growth officer at Bhartiya Urban, said the project reflected rising demand in North Bengaluru for communities that bring several lifestyle amenities together. The company’s approach is based on its Good Life philosophy, which it said was intended to create spaces shaped around residents’ individual preferences and aspirations.

The developer said this philosophy is reflected in five principles: family, community, culture, health and learning. The project is connected to key destinations, with Bhartiya City and Kempegowda International Airport located around 15 minutes away, while Hennur Road is within 10 minutes and the Outer Ring Road is around 30 minutes away.

Bhartiya Urban said Nikoo Homes 9 would strengthen its presence in Bengaluru’s northern growth corridor. The company is positioning the development as a large-scale residential destination supported by retail and commercial infrastructure, with the two-phase plan allowing the project to be delivered in stages.
