Bhartiya Urban plans Rs 10 billion investment in Nikoo Homes 9

Bhartiya Urban has launched Nikoo Homes 9 | Alpine | Bhartiya Garden Hill in Bagalur, North Bengaluru, in a joint venture with Alpine. The company plans to invest over Rs 10 billion in the development, which is spread across 13 acres of freehold land and will comprise 1,584 residential units across two phases.

The project is part of the Nikoo Homes portfolio, built around the company's ‘The Good Life’ philosophy, which focuses on family, community, culture, health and learning. The development will offer a range of housing formats, from studios and lofts to Sky Villas. Most homes will have bay windows, while Italian-inspired kitchens will be available as an option.

The development will include a retail and commercial centre spanning over 40,000 sq ft, intended to serve residents as well as the surrounding neighbourhood. It will also have the 32,000 sq ft Black Swan Club, with facilities including a gym, spa and sauna, cooking studio, café, library, movie pod, indoor badminton court and dance studio.

The project’s landscape plan, designed by international landscape architects, includes sensory and relaxation gardens, green spaces and children’s play areas. Two central courtyards will form the core of the development, with vehicular movement restricted to the periphery to support pedestrian access.

“ Nikoo Homes 9 reflects our belief that the future of urban development lies in creating integrated neighbourhoods that elevate the quality of everyday living. As North Bengaluru continues to evolve into one of the city's most important growth corridors, we see increasing demand for communities that combine homes, wellness, recreation, retail and nature within a single ecosystem,” said Rajan Aggarwal, Chief Finance and Growth Officer, Bhartiya Urban.

He added that the launch was the company’s second in the current financial year, with three more projects planned over the next six months.

Satanik Chaudhuri, Head of Marketing, Bhartiya Urban, said the development aimed to reflect individual aspirations through design-led homes and community spaces.

Located adjacent to KIADB Park, the project is around 15 minutes from Bhartiya City and Kempegowda International Airport, within 10 minutes of Hennur Road and approximately 30 minutes from the Outer Ring Road, according to the company.

Bhartiya Urban said it plans to expand the Nikoo Homes residential brand across Bengaluru, with upcoming developments planned in South and West Bengaluru.
